The Role

Orbit are currently looking for a Property Manager to join our team as part of our drive to ensure our customers receive outstanding service from us. The Property Manager role is a new position, where you'll be responsible for a large portfolio of residential developments of all tenures. Within your portfolio, you'll proactively establish local resident relationships, and oversee a range of tasks that ensure our properties continue to meet the standards required.

The range of duties include, regular site visits, property inspections , assessing repair and maintenance requirements inside and outside the property, dealing with issues in service standards, line management of site-based staff as applicable, enforcing tenancy and leasehold agreements, and ensuring customers are consulted appropriately in relation to any expenditure, such as Section 20 works.

This role is mobile and will involve a mixture of on-site work within your portfolio, time in Orbit's offices with colleagues, and time working remotely.

The salary will be offered as £31,558 increasing to £35,065 per annum once probationary period has been completed. Please be aware this role will be based in the areas surrounding the London and Bexley areas.

About you

We are looking for you to bring a wealth of experience of working as a Residential Property Manager. You'll understand the relevant legislation involved, particularly the Landlord and Tenant Act. You'll be well organised and able to create a management strategy that suits your portfolio, while adhering to legislative guidelines and good practice.

The role will be based around delivering service to our customers. This means you will have some evening meetings with them, particularly relating to consultation procedures. You will also need to be a car driver.

Orbit is developing a property management model that is bespoke to the needs of its customers, the successful candidate will have the confidence to put forward new ideas that will contribute to the ongoing development of our service.
