We are looking for a professional Resident Manager to be responsible for the front of house operation, management of ongoing tenancies, along with actively assisting with lettings during the ‘letting up’ period. You will be the key person on our brand new site of 200 units in Paddington. As the “face of the building”, you will have the drive to let out the building quickly, the personality to make our residents feel wanted, and the organisational skills to keep everything running smoothly behind the scenes.

You’ll be based on site, working with a Building Manager and a Lettings Coordinator, to form a slick team responsible for our key Build To Rent site. You’ll need to be flexible with working days and hours initially.

This is a hugely important role for us and has the potential to grow and develop as our portfolio increases. We’re looking for someone who wants to join us long-term and develop their career.

MAIN RESPONSIBILITIES:

  • Liaise with back office staff during the letting up period to ensure that viewings for new lets are arranged in a timely and efficient manner;
  • Leading the marketing campaign to generate interest in the building
  • Developing links with local businesses to offer special deals to our residents
  • Working with the Building Manager to ensure processes and procedures are implemented in a well organised manner;
  • Conduct viewings on available units and communicating advantages of location and services to potential tenants;
  • Ensure that tenancy terms are clearly communicated to potential tenants, including rental amounts and deposit payment procedure;
  • Ensure that tenancy contracts with tenants are accurate at sign up, and that all compliance procedures including reference checks and right to rent checks have been completed prior to key handover;
  • Arrange for payment of void periods to utility suppliers and Council tax;
  • Investigating and resolving tenant complaints and enforcing rules of tenancy in the event of a breach;
  • Conduct periodic inspections of apartments and liaising with the tenant to arrange access requirements, and reporting any repairs issues found;
  • Contacting tenants with regards to rent arrears, and enforcing the appropriate measures;
  • Maintaining a positive and productive relationship with tenants;
  • Maintaining a positive and productive relationship with contractors;
  • Overseeing visits from the client and/or VIPs, ensuring that the building and/or show flats are fit for presentation;

QUALFICATIONS:

  • ARLA Propertymark qualifications in Property Management desirable
  • GCSE in English Language or equivalent
  • GCSE in Mathematics or equivalent

EXPERIENCE:

  • Proven work experience as a Property Manager / Venue Host / Super-concierge is essential

KNOWLEDGE:

  • In-depth knowledge of all the rules and regulations surrounding property management, including the Housing Act.
  • Knowledge of general maintenance and Health & Safety requirements is advantageous
  • Knowledge of Outlook/Word/Excel is desirable
  • Knowledge of QUBE PM property management system would be desirable
