Bristol & Bath Regional Capital (BBRC) creates positive impact in the West of England using investment as a tool.  Through its subsidiary company, BBRC Homes, we invest in and develop high-impact housing projects.

BBRC Homes is about delivering sustainable homes in Bristol, South Gloucestershire, North Somerset and BaNES, building on Bristol & Bath Regional Capital’s deep local civic foundations and excellent local connections. In all cases, BBRC Homes will seek to maximise the positive social and environmental impact of the new communities that it creates, whilst always maintaining scheme viability.

Social impact will be created via delivering a mixture of tenure types (including truly affordable tenures), employment + training, co-design with the local community and generating income and assets for our partners. We will also innovate around community led, intergenerational and key worker models.  Environmental impact will be achieved through low or zero carbon design, ensuring new homes complement the local community and can be built using modern methods of construction where appropriate.

BBRC Homes’ four areas of focus are as follows:

  1. Collaborating with land-owning partners (listed below) who share BBRC Homes’ values in order to unlock sites suitable for our sustainable homes.
  2. Buying sites on the open market with or without prior planning consent to deliver homes.  We are particularly focussed on schemes of between 5 and 50 homes.
  3. Acting as sponsor to source and co-coordinate funding through BBRC to deliver sustainable, affordable homes with partners.  We are able to fund schemes with a cost up to £50m.
  4. Taking ownership of properties in order to build a balance sheet and create a revenue stream for BBRC Homes.  These may be homes built by BBRC Homes or properties acquired through partners or on the open market.

To achieve these objectives, BBRC Homes will secure housing for a range of client groups including key workers, families, older and disabled residents.  The specific activities BBRC Homes will carry out are:

  1. The purchase of land.
  2. The raising of finance.
  3. Development Management.
  4. Defining and securing the right form of property ownership via partnerships or BBRC Homes taking ownership of homes.
