Senior Commercial Asset Manager
Peabody is currently looking to expand the Commercial Estates Management team and has an exciting opportunity for a Senior Commercial Asset Manager reporting to the Director of Commercial Estate Management to join our team. The position is based at Hailey Road, Thamesmead, DA18 4AA but meetings and training will take place in one of our London offices.
Supervise the Asset Management of the Company’s investment portfolio to maximise rents and to minimise voids.
Assist with new investment business and due diligence when required. Assess the assets with a view to adding value and identify opportunities.
Assist with tendering and appointment of managing agents, lawyers and other professionals as required by the company.
Manage the annual investment portfolio valuation process with the Company’s independent valuers.
To manage Commercial Development opportunities, running appraisals, dealing with professional team.
Provide professional advice across the Group with regards to Commercial Investment and lease structures.
Work closely as part of the Commercial Estate Management Team dealing with Facilities management and Health and safety compliance
Establish and maintain an extensive network of commercial property professionals through whom you will optimise portfolio performance.
To manage the company’s Commercial Property Asset Register.
Key result areas:
To build commercial expertise and capacity across the Company to create successful delivery of a range of commercial property including retail, office, industrial and residential.
To ensure current rental levels are maximised, rent is collected promptly and arrears minimised.
To ensure lease renewals and rent reviews are undertaken in a timely manner.
To undertake or arrange marketing, negotiation and letting of vacant units and minimise void periods
To manage the company’s void properties.
To monitor the performance of Managing Agents and ensure service charges are recovered in accordance with the leases.
To assist in the establishment of a planned maintenance programme for the portfolio and monitor its implementation.
To carry out an annual commercial portfolio revaluations.
To manage the company’s commercial property asset register.
Prepare and manage budgets.
To identify and undertake appropriate asset management to add value to the existing portfolio.
To assist in the acquisition, transfer and disposal of investment properties.
To manage property introductions.
To appoint and instruct the company’s legal advisors and provide clear commercial instructions.
To maintain a library of legal documents and leases etc.
To manage dilapidations through the managing agents.
To identify commercial property based opportunities to further the aims of the Company.
To assist in the preparation of a 5 year business plan for all assets within the investment portfolio.
To prepare reports for Board & Committee meetings.
Liaise with the Company Auditors
To establish and implement effective working arrangements & practices within the department to ensure consistent level of service delivery in line with the Company business plan
To monitor and review the tenant leasing structure.
To monitor and review the internal and external environment to ensure compliance and best practice are adhered to throughout the Company.
To ensure the provision of excellent customer service to all stakeholders in order to maximise customer satisfaction.
To lead and promote a positive health and safety culture, ensuring, as far as practicable, that activities are carried out under your control and in accordance with Peabody Health and Safety policies and procedures

- Rental income Arrears management
- Void management Repairs management
- Lease events
- Compliance with the company procedures and statutory duties
- Delivery of information to agreed timescales
- Report on managing agent’s performance
- Accurate Development Appraisals
- Insurance renewals/valuations
Excellent knowledge and understanding of the retail and Industrial markets
Experience of Leisure markets would be an advantage
Extensive experience of commercial property management at a senior level
Ability to demonstrate skills in commercial negotiation
Demonstrate excellent written and verbal communications with internal and external parties.
Excellent knowledge of Landlord and Tenant and estate management practice and law.
Experience of asset management, including purchase, disposal and inspections Good understanding and experience of rent and client accounting procedures Good understanding of property valuation and development appraisal
Proficient in the use of Microsoft Office packages and computerised appraisal/valuation systems.
Full valid UK driver’s license
Ability to work under pressure and meet multiple deadlines and targets.
Self-motivated with the ability to participate effectively in a business orientated, flexible multi-disciplinary team.
Ability to use own initiative
Relevant degree or equivalent estate management qualification.
Member of the Royal Institution of Chartered Surveyors, or equivalent
