Job Details

We're currently looking for an exceptional Head of Property & Facilities to take responsibility for all aspects of the provision and management of the Group's multi-site office premises.

Based in our London Bridge Head Office on a permanent basis, we'll look to you to prepare maintenance plans for all premises, including specification and programming of work, preparing annual budget bids to deliver the plan as well as liaising with landlord/agents on all lease matters affecting the Group. The Group has a portfolio of predominantly leasehold main offices amounting to some 200,000 square feet in central London, Norwich, Borehamwood, Bromley, Croydon, Haywards Heath, West Malling and Bishops Stortford. In addition, there are a number of smaller offices nationwide.

You'll be responsible for identifying suitable new offices when required and negotiating acceptable lease terms, arranging appropriate steps to divest surplus space, and ensuring that disaster management, business continuity and other emergency plans are in place for all sites to cover an appropriate range of scenarios.

Other responsibilities include:

  • Ensuring that the Group is fully compliant with all legislation concerning property management and that appropriate remedial action is taken to repair any breaches.
  • Putting in place, monitoring, reviewing and periodically re-tendering suitable contractual arrangements as well as establishing central ordering processes for stationery, print and office machinery.
  • Planning and project managing office moves and alterations to layout, liaising with suppliers as necessary.
  • Ensuring annual health & safety and fire risk assessments are carried out on all sites, and that any identified works are carried out in line with the Group's health and safety policies and relevant legislation.

You'll already have a degree or professional qualification in a relevant discipline and membership of a relevant professional body, such as IWFM, accompanied with a current and comprehensive knowledge of relevant legislation in FM and landlord/tenant relationships.

You'll need to demonstrate a good understanding of commercial lease structure and have experience of lease negotiations on existing and potential sites.

You'll also need:

  • The ability to develop strong relationships with key external suppliers.
  • Proven experience of managing multi-site FM operations and multiple contracts.
  • Significant experience of managing large budgets and achieving effective cost control.
