Location: Southgate office until June 2019 then Farringdon Office
Due to an office relocation the Leasehold and Service Charge team who are currently based in our Southgate office will move to permanently be based in our Farringdon office from June 2019.

The role:
We are looking for a Leasehold and Service Charge Officer to help assist with the preparation of notices in line with the section 20 Major works legislation.
You will be responsible for reviewing and paying third party service charges and dealing with major works service charges including Section 20 consultation and issuing final accounts.

You will provide a comprehensive leasehold service charge service to customers and colleagues, by setting, reconciling and leading on auditing Metropolitans Thames Valley service charge accounts.

You`ll have good understanding of service charges and current legislation surrounding leases, variable service charges and fixed service charges for tenants.

What you will be doing:
-Reconcile service charge accounts for both Tenants and Home Owners, in accordance with the lease, tenancy agreement, current legislation and procedure guides in order to charge correctly for services.
-Review budgets and accounts provided by third parties to ensure compliance with Head Leases, legislation and best practice.
-Set Service Charge estimates for Home Owners and Tenants, including sinking funds, ground rents, third party accounts and rent for shared owners.
-Issue Section 20 Consultation documents to Homeowners in compliance with current legislation and procedure guides and calculate major works final accounts.
-Conduct site visits to estates for service charge accounts, representing MTVH at customer forums and consultation meetings as well as visiting new build sites in order to prepare service charge estimates.
-Respond to first tier tribunal enquiries and attend tribunals as required.

Skills and experience you need:
-Experience of using current legislation for leaseholders with variable service charges (S18 - 30 Landlord & Tenant Act 1985) and an understanding of legislation on Fixed service charges and service charges for Tenants.
-Demonstrable experience of interpreting leases and regulations surrounding variable service charges.
-Understanding of setting rents, service charges, sinking funds & ground rents to leaseholders.
-Proven experience in a customer service environment, including responding to complaints/disputes.
-Numerate understanding of service charge apportionment methods and annual budgeting for service charges.

Hours: 37.5 hours per week
