Our vision for this role

We’re looking for the right person to help us achieve our vision to be a high performing Rents and Service Charge Team. You will have management experience within a rent and service charge management and leadership level role and have knowledge of regulations or legislations in line with the setting and increasing of all rents and service charges.

You will be working directly with our Head of Income Management, your work will personally contribute to the overall operation of Origin, our operational plans for rents, service charge and utilities management to help maximise income across all our stock.

You will deliver on this integral role in our organisation through both management of the Rents and Service Charge team as well as part of the Income Management department team.

Looking after a team of rent and service charge and utilities management professionals you’ll be an experienced leader who can not only inspire, coach and develop but you’ll also help them to follow the correct process in line with own procedures.

Our rents and service charge team strive for performance and improvement within the organisation. You will lead the team to support budget holders and service managers to ensure all rents and service charges are set accurately and customers are at the forefront of everything we do.  You will help embed a strong business partnering framework and be able to manage a range of professional relationships with both internal and external stakeholders.

You will lead a team to develop and deliver our initiatives and projects to improve the efficiency and effectiveness of the team.

What you’ll do

  • This is a rewarding and exciting position – You will develop the service and expertise of the staff by working together with other areas of the business, recognising the commercial requirement to maximise income alongside our purpose to provide affordable housing. Ideally you will have worked in a similar capacity previously.
  • At a glance you:
  • Lead the operational performance of the Rents and Service Charge and Utilities Management services with responsibility for the overall effectiveness of setting rents and service charges across all tenures.
  • Be responsible for setting targets within your team at a corporate, team and individual level
  • Will evaluate and manage performance to ensure staff goals and the wider department objectives are exceeded.
  • Work collaboratively with colleagues across the business to ensure end-to-end customer processes work effortlessly, and build a culture of one team, putting the customer at the heart of service delivery.
  • Take the lead in specific projects to deliver improved performance and customer satisfaction, ensuring staff are engaged, motivated and invested.
  • Review, develop and implement comprehensive policies and procedures to support those involved in rent and service charge setting and reconciliation, ensuring that we fully comply with legislation and regulatory requirements

What you’ll need

A motivational approach

  • You’ll need to demonstrate your experience of developing and managing a high performing team.
  • You will need to demonstrate your experience of leading a team through periods of change ensuring they remain motivated, inspired and engaged.

Proven ability

  • We operate at a high level; you’ll need to demonstrate a track record in delivering high
  • performance and outcomes in a highly pressurised and regulated environment.
  • You will need extensive experience of rents and service charges within the Housing Sector or similar and well as experience of using housing management software to set and review rents and service charges.
  • You will need experience of estimating and actualising all service charges including fixed and variable service charges as well as experience of setting and managing utilities budgets, setting utility tariffs and contract management of meter and billing agents.
  • You will have people management experience and be able lead and inspire the team to high performance and have previous experience of where appropriate to maximise income and deliver an industry leading service.

We are a registered social landlord, managing over 7,000 homes in London and Hertfordshire. We provide affordable housing in our communities as well as related care and support services to the people who live in them. 

Origin Housing started life in 1924 as St. Pancras House Improvement Society, a charitable organisation founded by Father Basil Jellicoe because of a belief that good quality affordable housing is a foundation for a successful life.

We buy land and build homes for rent and for sale. We also buy homes directly from private house builders.

 The homes are for:

  • letting at a subsidised rent;
  • part-rent part-buy (called shared ownership);
  • outright sale – the profits from which support our charitable objectives.


We finance this by: raising loans; proceeds from sales; along with a small amount of government grant.
