You will be responsible for delivering a full range of Responsive Repair, Void, Estate and Cyclical maintenance activities.  You will ensure that all activites operate safely and contribute to effective asset management strategies.  You will deliver excellent customer services and ensure continuous improvement to meet the expectations of the business and stakeholders.

Key Areas of Responsibility

  • Manage the delivery of a professional, cost effective and efficient, customer focussed in house repairs service including the delivery of day to day, electrical and out of hours repairs
  • Manage the delivery of the void repair service including the delivery of minor, major voids, works to acquired properties, private rented properties and temporary furnished accommodation
  • Manage the cyclical maintenance services including but not exhaustive for fire alarms, extinguishers, lifts, stair-lifts, hoists, electrics and auto openers, ensuring 100% compliance
  • Manage the delivery of in house planned maintenance to include kitchens, bathrooms, showers, fire risk precaution work and works of a similar nature
  • Responsilbe for day to day activities in relation to business process for work management, organisational systems, human resources, financial performance, audit systems, health and safety and IT systems to effectively support service delivery
  • Responsible for the management of Health and Safety for the teams under supervision, ensuring compliance with all relevant Health and Safety Legislation
  • To act as a deputy for the Head of Building Services managing and decision making in relation to day to day service delivery

Knowledge/ Skills / Experience

Essential:

  • HNC qualification in Building or equivalent discipline
  • Management experience within the repairs and maintenance sector
  • Management of operational staff within a medium sized organisation
  • Financial and performance management ability
  • Demonstrable evidence delivering key business goals
  • Demonstrable evidence of the involvement of customers in the planning and delivery of services
  • Working knowledge of relevant Health and Safety Legislation and experience leading teams in the delivery of these compliance areas
  • Strong interpersonal skills and excellent communication skills

Desirable:

  • Knowledge of the social housing sector
  • Proven practical experience of a computerised Housing Management and Job Management system
  • Proven proactical experience of mobile working and job scheduling
