West Lancashire Borough Council own and manage circa 6,500 homes across the Skelmersdale and Ormskirk areas. The Property Services Team manage the repair and maintenance of those homes; ensuring they are safe, warm and well maintained.

The Council have recently re-tendered its response and voids maintenance contract, with the main emphasis of the contract focusing on providing a modern interactive service that places the customer at the centre of that service; allowing them to choose from a range of communication channels, and how and when repairs are reported and carried out to their home. The Council are beginning the process of mobilising that contract which will come into effect from 1st April 2020. 

As part of this process, an opportunity has arisen to join the Property Services Team, as our Response Maintenance Manager on a fixed term basis until 31 March 2020, to be part of the mobilisation team tasked with delivering the new contract and to lead and manage the existing response and void maintenance contract.

The key areas you will be focusing on are:

  • Lead on the delivery of the day to day technical and operational management of the repairs and voids service, ensuring current policies and procedures are followed;
  • Use established key performance indicators to drive efficiencies, and monitor contractor performance to continually improve service delivery;
  • Operate within an assigned budget and deliver agreed financial and operational targets;
  • Work closely with the Compliance Manager and Investment Manager to ensure that the response repairs service seamlessly supports an effective and coherent approach to statutory compliance, with particular emphasis on the management of asbestos, fire safety and gas servicing; and 
  • Working with customers to capture their views; ensuring the service is customer focussed and that customer feedback is used to continuously improve the service.

You will need to be a team player with proven experience in delivering a customer focused front line service, open to implementing new ways of working, and be solution focused to develop and maintain the Property Services Team into a customer focused, 'right first time' service provider.
