We are looking for a Property Manager (1 post) to join our CPS team.

Reporting to the CPS Manager, you will provide a professional and customer focused leasehold management service for a portfolio of properties across a designated region.  You will deliver a property management service to leaseholders and landlords, ensuring professional communications, attendance of leaseholders meetings, positively engaging and promoting the services of CPS and dispute resolution. 

You will ensure lease covenants and obligations are fully met and appropriate action is taken in respect of breaches in Lease.  You will manage the delivery of the planned, cyclical and reactive maintenance programme including on site contractor management and communications with leaseholders.

Conducting regular scheme inspections, you will conduct diagnostic inspections of repair requests and specify the necessary remedial works, monitoring progress of the repair through to completion.  You will conduct regular  health and safety inspections, ensuring that all statutory areas are compliant, action is taken on risks identified and facilities maintenance routines are being carried out. 

You will be responsible for setting the annual scheme budgets and monitoring of expenditure throughout the year with regular reporting on the maintenance and financial performance of individual schemes and certification and distribution of year end accounts. You will ensure that value for money is achieved by tendering contracts and compliance and formal consultation in line with the requirements of Section 20 consultation.

In order to be successful, it is essential you have sound and proven experience of leasehold management property maintenance and have an understanding of building constructions and fault diagnostic skills and compliances necessary for a property management company.  You should have excellent communications skills – letter writing and the written and verbal presentation of information, with excellent numeracy/analytic skills and competency in dealing with financial information. 

You will be able to work well in a team or using your own initiative and have the ability to communicate with leaseholders in a confident manner, with excellent time management, prioritisation, delegation and property management skills.  You should ideally be qualified to IRPM standard, with experience of line management.
