Our vision for this role

We’re looking for an experienced development Project Manager to deliver a range of development projects across North London and Hertfordshire. You will act as the project lead on small and large-scale land led and s.106 developments, with potential to manage larger and more complex schemes. You will deliver high quality residential developments, including some commercial and retail, and residential for rent and sale. You will have the ability to work across all development disciplines from new business and land acquisition, contracts and tendering, to on site delivery, defects and latent defects. Essentially you will have a track record of delivering quality schemes on time and on budget.

What you’ll do

  • Identify, generate and progress sustainable new business opportunities
  • Set up and manage development projects from inception to completion ensuring all schemes are delivered to time, budget and quality
  • Lead the Project Team
  • Lead on developing successful partnerships and working relationships with external stakeholders
  • Ensure effective risk management and appraisal measures are implemented on all new business projects
  • Comply with all Homes England and GLA funding and procedural requirements
  • Contribute to team, departmental and organisation priorities
  • Work closely and collaboratively with all departments within the organisation
  • Support the Assistant Director of Development (New Business) and attend planning, legal and technical meetings on new developments as part of the training related to the post.
  • Provide financial and risk monitoring assessments of allocated projects and report these regularly to the line manager to agree appropriate controls are in place.
  • Undertake specific projects other than construction projects as and when required
  • To provide a comprehensive and proactive customer focused service

What you’ll need

  • At least 2 years’ experience of managing complex development projects
  • Experience of a replacement cladding project or latent defect related to fire issues
  • Knowledge of GLA or Homes England procedures
  • Experience of running Joint Venture or Partnering projects

We are a registered social landlord, managing over 7,000 homes in London and Hertfordshire. We provide affordable housing in our communities as well as related care and support services to the people who live in them. 

Origin Housing started life in 1924 as St. Pancras House Improvement Society, a charitable organisation founded by Father Basil Jellicoe because of a belief that good quality affordable housing is a foundation for a successful life.

Thanks to a subsequent series of mergers with other organisations: Humanist Housing Association, Griffin Homes, and Lee Housing Association, we now work in 14 areas across North London and Hertfordshire.

We buy land and build homes for rent and for sale. We also buy homes directly from private house builders.

 The homes are for:

  • letting at a subsidised rent;
  • part-rent part-buy (called shared ownership);
  • outright sale – the profits from which support our charitable objectives.


We finance this by: raising loans; proceeds from sales; along with a small amount of government grant.
