We’re looking for a Development Director

Linc is entering an exciting new phase of our development programme.

We’ve set ourselves an ambitious target of building 1700 new homes by 2026 and we’re moving into the sales market for the first time. The current value of our development pipeline for the next 5 years is £100 million.

Our growth plan was originally a 10-year plan, but the pace of our development programme means we will achieve our target in just seven years.

We are looking for a Development Director who has a passion for beautiful, sustainable design with an interest in modern methods of construction. As our Development Director, you will be innovative and entrepreneurial, and hands-on in driving housing development by overseeing our planned growth.

The role will work closely with the Executive Director of Property & Commercial to shape our development programme going forward, forging partnerships and identifying further opportunities for growth and expansion.

As Development Director you will manage a talented team who were recently shortlisted in the ‘best development team’ category in the Inside Housing Development Awards. These awards see us shortlisted in a further two categories, ‘best new development (under £10 million)’ for our passivhaus scheme and ‘best partnership’ for our work with Rhondda Cynon Taf County Borough Council.

You will be able to demonstrate a track record of housing delivery in complex environments and lead by example to promote our values of being passionate, respectful, and ambitious.

In the past two years we have completed a wide variety of projects including an extra care scheme built using modular construction, a passivhaus certified over 55s development, and city centre flats built with cross laminated timber. We have been successful in obtaining grant funding for health care projects, innovative construction techniques and regeneration opportunities.

As a Development Director your role will include:

  • Preparing reports for the ET, Development Committee and Board, keeping them appraised of all relevant development and growth matters, particularly in relation to opportunities, budgets, financial appraisals and project management, ensuring that they have sufficient accurate, timely and professional information to enable them to make decisions and discharge their responsibilities.
  • Demonstrating a high standard of programme and project management delivering projects to the required standards on time and within budget, keeping good records and providing an excellent standard of communication and reporting whilst ensuring the right level of resources, support and development is in place to deliver the programme.
  • Working with colleagues across Linc, and as appropriate, customers, partners and third parties, to Linc’s business improvement programme.
  • Ensuring that there is an effective system of risk management and internal controls across all Development and Growth activities and ensure that cash flows, budgeting and forecasts are accurate and in line with targets and approvals.
  • Keeping up to date with new developments and best practice, and pursue new ideas, solutions and opportunities to provide Linc with technical expertise and make recommendations for enhancements to the Development and Growth plans in order to keep pace with change and achieve business plan objectives.
  • Ensuring that Linc’s commercial portfolio is performing against a clear set of KPIs.
  • Assisting the Executive Director of Property & Commercial in the development of the market sales subsidiary to help fund additional affordable housing programmes.
