To take forward our Asset Management approach, an exciting opportunity has opened up for an equally ambitious individual. We’re looking for an enthusiastic leader to lead on taking our assets forward in new directions, utilising technology, information and data to achieve better outcomes for Thirteen and our customers. You will have end-to-end oversight of the asset life cycle, from the standards/specification of new homes, through maintenance and investment, and feeding into options appraisal as and when required.

The role

  • Develop and lead the Asset Planning team as modern, forward-looking function based on sound and embedded commercial disciplines and processes.
  • To help drive the delivery of Thirteen’s Asset Management strategy with passion and resolve, innovating and flexing our approach to achieve the key targets and measures within it.
  • Lead the formulation, management and continuous improvement of asset investment and decarbonisation programmes in-line with the corporate plan, utilising robust and comprehensive stock condition data.
  • To support the development and delivery of Group environmental and sustainability strategies that capture the impact on the environment of Thirteen’s business and assets, with clear plans to reduce negative outcomes and improve the efficiency of our homes.
  • Ensure understanding of portfolio performance and to take forward opportunities in relation to categorisation and future returns on investment.
  • To liaise/consult with stakeholders including residents and leaseholders, to ensure where possible that asset management strategies and programmes are properly co-ordinated with other projects being pursued by partners and local authorities
  • To lead the further development of Thirteen’s sustainability model including relevant and consulted-on indicators using appropriate weightings signed off by the property appraisal group
  • Arrange and deliver the outcomes of feasibility studies to de-carbonise and improve the energy efficiency of our assets.
  • Pro-actively ensure that any underperformance of assets is captured and resolved either with corrective measures, investment or by feeding into an options appraisal.
  • To be responsible for all of our asset data and the asset management database in which it’s held, ensuring it is up-to-date, validated and has a continued high degree of integrity.
  • Constant review and validation of Thirteen’s five and 30-year plans, ensuring the investment/divestment assumptions are robust and evidenced.
  • Improve and maintain stock condition data, as well as the systems and processes required to access key information, and drive proactive decision-making.

Key requirements

  • Degree-level education or equivalent through relevant training/experience in building surveying, construction, housing management or similar.
  • Substantial experience at a senior level within a property-related environment, managing large asset planning teams.
  • Extensive knowledge and experience of successful strategic asset management and programme delivery.
  • An experienced manager with a strong appreciation of technology, the utilization of technology, return on investment and asset sustainability.
  • A good understanding of value for money principles with commercial appreciation and acumen.
  • Experience of reporting to a board/committee and representing at public meetings.
  • Proven relationship-builder and influencer with stakeholders.
  • Proven experience and understanding of the zero-carbon agenda.
