To take forward our Asset Management approach, an exciting opportunity is available for an ambitious Director to provide the strategic leadership and direction in respect of our strategic asset management requirements associated with the Group’s residential portfolio. To lead and deliver on all aspects of specialist and technical support as well as asset planning for the group with a fundamental focus on everything safe, VFM and an excellent level of colleague and customer consultation. This role will include a mixture of home and hub-working, requiring flexibility.
The role
- As a member of the Group’s senior leadership team, contribute to leading and delivering on the three priorities and associated business essentials in the Strategic Plan, and to the development of a values-led, high performing, commercially driven culture.
- Provide direction for and oversee the delivery of our strategic asset management services, which includes all aspects of asset data and planning, professional/technical service support and portfolio analysis and ongoing assessment, ensuring appropriate reporting at key intervals.
- To lead on the development of our Asset Management Strategy and decarbonisation approach and ensure this is reflected within our one-year, five-year and 30-year asset business plans.
- To be the lead in respect of strategic asset management advice and property decision-making
- To lead on our sustainability modelling agenda within our SMT and with the development of associated investment and divestment strategies for our assets.
- Work collaboratively with colleagues across the business on all matters relating to the housing portfolio, to ensure business efficiency, sustainability, growth and provide great customer experience.
- To provide support towards the property compliance function ensuring it achieves and remains fully legal and compliant of the housing and commercial portfolio.
- Ensure that improvements in outcomes are made to services so we improve satisfaction and the customer experience, and the standard of our homes and places achieve the right balance between a safe and attractive offer, commercial viability, improved productivity and the delivery of further efficiencies.
- To maximise the value and return from our housing portfolio, optimising our approach to asset management ensuring an active asset management approach is in-play at all times.
- To lead on stock disposals and acquisition activity with support from the wider Thirteen business and external consultants as required.
- Actively contribute to the Asset service’s annual operational plan and operational budget proposals.
- Work collaboratively, internally, and externally to deliver a great product, ensuring that the voices of colleagues and key customers are actively used in product/service design.
- Deputise for the Executive Director of Assets as required at all forums including leadership team and Board.
Key requirements
- Degree-level education and a current registered membership of an appropriate institute.
- Substantial experience at a senior level within a property-related environment, managing large asset management teams.
- Extensive knowledge of asset management principles, including building forensics and pathology, statutory and regulatory requirements, and a working knowledge of major works contracts.
- Demonstrable experience of managing specialist areas of work including building regulation and CDM activity.
- Good relevant experience of leading a team with a holistic approach to service delivery, managing change, and managing, coaching and developing people.
- A skilled influencer and negotiator, able to communicate at all levels, including report writing and presentations.
- Proven experience and understanding of the zero-carbon agenda.
