Housing Manager (Leasehold)

Newcastle upon Tyne

Full Time (37.5 hours per week), Permanent

Salary circa £25,850 dependent on skills and experience rising to £35,000 through length of service, plus, brilliant benefits!

Empowering to live rewarding and happy lives. That’s when it hits home

We have fabulous opportunity for you to join our really awesome team as a Housing Manager. Your role in a nutshell, is to make our customers happy! It’s not just about providing our customers with a home; it’s about building relationships with them. This means that when it comes to those situations that are a bit difficult or tricky (which do happen from time to time) that we make it easier to deal with.

In this particular role you will take a lead on leasehold in the region. Your patch has some of the largest leasehold schemes in Newcastle. We have lots planned for improving service delivery so it would be great if you have some experience in block management, including service charges, planned works and the associated specialist customer queries. However, what is most important is that you have fantastic communication skills and are brilliant at building relationships.

About our team
To us were not just a team we’re a ‘work family’. You will join our fabulous team of Housing Managers who cover Newcastle and West Northumberland and are committed to meeting the needs and expectations of our customers by getting out there and really delivering estate-based services. They’re a super supportive bunch with loads of knowledge and skills to help you settle into your new role. We’re also really looking forward to a return to normality and being able to see each other in person more often – particularly if it involves lunch!

You’ll report to Christine, our Operations Manager who has been at Home Group for 8 years. She is super passionate about providing the best homes and service we can and loves to go paddle boarding and running at the coast in her spare time!

Where you’ll work
You’ll work across Newcastle but you will have specific responsibility for properties in the centre of the City, Gosforth and Jesmond including some large leasehold schemes. The great news is that you will have the flexibility of working from home and in one of our local offices and we’ll give you the technology and kit to make that easy.

Working hours
As a team we’re critical to supporting our customers. You’ll usually work Monday – Friday 9am-5.30pm. The good news is that you will have a degree of flexibility, as it’s the team’s unwritten rule that you attend the important appointments in life. So, whether it’s your child’s school play, your partner’s graduation, or to get your new fridge delivered we’ll work with you in what matters. Our focus is on getting the job done, not your working hours!

About you
You'll have a proven passion for delivering excellent customer service and a genuine desire to help our customers. You will demonstrate effective relationship, negotiation, conflict resolutions skills and the ability to self-manage and prioritise.  You'll also need an understanding of housing, neighbourhood management, housing law, universal credit, and as we’ve mentioned block management too if possible.

Although you will have a large leasehold portfolio you will have some generic rented properties too. So, you’ll be responsible for carrying out housing management activities including arrears, void management, estate management, customer involvement, income management, and lettings. You will continuously improve services to meet challenging targets and obtain best value for customers, working in partnership with stakeholders, external partners and colleagues. You will also signpost our customers to our varied access channels within the contact centre, improving their access to our range of services.

Here at Home Group we have invested heavily in our future and use current and up to date equipment. You’ll be issued with the latest kit, which could include a Surface Pro and mobile. So, it's really important to us that you are technologically savvy (or at the very least not a technophobe!)

As this is a Mobile working and community-based role, you need to be able to drive, as well as having access to a car insured for business purposes. Don’t worry, we’ll pay you expenses to cover this use!

When you join, you’ll need to have a valid Standard Check under the Disclosure and Barring Service. The great news is that we will pay for that to be done if you don’t have a transferrable one.
