Due to continuous growth, this is a fantastic opportunity for a Sales Conveyance Manager to join the team, in a brand new role that is set to make a huge impact.

Housing is a major growth opportunity for the Legal & General Group and is a high profile initiative supported by the Board executive. L&G Affordable Homes is a new wholly owned subsidiary of Legal & General, tasked with bringing much-needed, volume institutional equity capital to the UK social housing sector.

In this fast paced and varied position, you will be responsible for managing the conveyance of homes through development to legal set up on new sites ahead of sales launch, ensuring documents are in place for a timely exchange of contracts.  You'll have the chance to be involved in scheme due diligence, site sales progression and working with the sales & marketing team to achieve sales in line with the business forecast. 

This is a unique opportunity for you to become a subject matter expert within the business, collaborating across divisions to ensure all information relating to the site is available in order to provide marketing and sales information ahead of launch. As this is a new position, you'll have the autonomy and opportunity to shape your role, in a highly successful scale up business with exciting future growth plans, that you can play a huge part in.

What you'll be doing

  • Supporting the Head of Shared Ownership Development and the Sales & Marketing Director in highlighting any legal concerns ahead of the commercial review on new developments we are contracting on.
  • Supporting and advising the sales team on conveyance issues holding up exchange of contracts or completions with buyers.
  • Ensuring any planning or Section 106 requirements are understood and reflected in the marketing literature and sales processes. Monitoring the Nominations Agreements to ensure compliance.
  • Ensuring the sales processes are compliant with current legislation and L&G compliance team including Anti Money Laundering requirements, GDPR and CML.
  • Working with the Head of Marketing in the development of our customer portal to ensure compliance with legal requirements including AML and GDPR.
  • Working closely with the development and direct delivery teams to ensure the on-site sales force have all necessary information ahead of launch to sell homes and comply with the consumer code for housebuilders.
  • Reporting on sales periods to the Sales & Marketing Director and ensuring these do not exceed targets for exchange.  Liaise with sales progression teams to assist with problems delaying exchange or completion.
  • Working with mortgage advisors and valuers to ensure the schemes we are developing fit with lending criteria.  Working with mortgage advisors and valuers to monitor the schemes availability to lenders and highlighting any issues with lender availability or restrictions to the S&M Director.
  • Providing advice/recommendations on conveyance issues to the sales team
  • Work with the development team and appointed solicitors to create the legal information packs for schemes ahead of launch for sign off by the Sales & Marketing Director.
  • Ensure a robust sign-off process is followed in line with agreed governance policies, operating within agreed financial and risk parameters.
  • Lead and maintain relationships with panel solicitors and LGAH solicitors. Carry out annual review of panel solicitors with the Head of Shared Ownership Development and the Sales & Marketing Director.

See below the experience that would be of interest:

  • A detailed knowledge of the residential sales market on a pan-regional or national basis.
  • A proven track record of delivery within the new build industry, with experience in conveyance practice.
  • Proven experience in stakeholder management and developing new business relationships.
  • Site set up of multiple residential shared ownership schemes  and/or developments
  • Broad experience in conveyancing and plot progression on new homes sales
  • Understanding of the conveyance process and track record of bringing schemes to market.
