The role and person

 

  • Secondment/Fixed Term Contract (up to 12 months)
  • 35 hours per week
  • Responding to emergency out of hours service enquires, and occasionally attending emergency repairs out of hours (required to be ‘on call’ on a rota basis of every 1 in 6 weeks) 

 

As Repairs & Voids Surveyor you be working with internal & external colleagues and external contractors.

You will ensure we deliver a first class responsive repairs service and set the lettable void standard and ensure all voids meet the quality standards required.

You will take a lead role for the region in managing the responsive repairs and voids service and influencing delivery methods and the overall customer experience. We want our people and our customers to be proud of the homes we provide and you have a key part to play in this.

As a Repairs & Voids Surveyor, a typical day might include:

Repairs:

  • Fully understanding Price per Property (PPP), the Responsive Repair caps and other cost models in place – both from the technical and commercial aspects
  • Assisting in ensuring the effective management of the repairs & maintenance service, ensuring works orders are correctly processed and progressed
  • Pre-inspecting repairs where necessary
  • Conducting joint pre / post inspections and work in progress inspections with contractors, where required, to monitor quality standards and handle complex repair cases
  • Carrying out a wide range of independent post inspections of repairs and owning all recalls and associated resolutions
  • Undertaking checks on the contractor, including checking pre-payment certificates / invoice requests prior to payment and analysing customer satisfaction feedback
  • Working with your line manager to monitor and control budget expenditure
  • Making an effective and proactive contribution to the delivery and development of the service in accordance with the contractual KPI targets
  • Playing your part in the contract management framework by playing an active part in the weekly repairs meeting and monthly operational meetings
  • Supporting colleagues with ongoing repair issues and eliminating long-standing repair problems, including analysing the reasons for repair demand, e.g. the top ten homes with the most repairs
  • Investigating disrepair claims and enforcement notices and ensuring they are managed to completion carefully and swiftly
  • Assisting with regional customer safety / fire safety / health & safety issues
  • Ensuring schemes are neat, tidy and well maintained – being proud of the quality of home and open space areas we provide
  • Undertaking stock condition surveys as requested and / or feeding key home condition information into the asset / attribute register

Voids:

Fully understanding Price per Void (PPV) – both from the technical and commercial aspects

  • Collaborating with the housing teams and other colleagues to ensure voids are managed effectively
  • Validating the void schedule of works to ensure all works, as required under the void lettable standard, have been scheduled for completion
  • Inspecting void properties as works progress and maintaining a strict regime of 100% walk off of all voids upon completion
  • Playing the key role in ensuring a proactive approach is taken in obtaining estimated completion dates from contractors that are reasonable and reflective of the works entailed
  • Conducting energy performance certificate surveys where required
  • Undertaking stock condition surveys on voids as requested and / or feeding key home condition information into the asset / attribute register
  • Ensuring we have an effective procedure for the storage of goods following abandonment / eviction
  • Play your part in the contract management framework by playing an active part in the weekly voids meeting and monthly operational meetings
  • Making an effective and proactive contribution to the delivery and development of the service in accordance with the contractual KPI targets

 

Other:

Feel confident in their knowledge base to be able to challenge the service providers both operationally to ensure quality of workmanship delivery promises are kept

  • Understand customer issues and complaints and work with colleagues and customers to conclude them in a professional and timely fashion, ensuring all involved in the issue / complaint learn from them and are committed not to repeat

  • Owning policies and procedures which support the clarity of service delivery and standards application
  • Responding to emergency out of hours service enquires, occasionally attending emergency repairs out of hours

 

Location

At Accent we’re a keen promoter of agile working and encourage the use of working from home as our new way forward. We’ll provide you with the equipment and software that you’ll need for the purpose of your role however it will be your responsibility to have an appropriate space to work from as well as a suitable broadband connection/provider.

Should you wish to work occasionally from any of our regional offices, you may do so on a hot desk basis which will need to be arranged via our online booking system.

 

Salary  

The spot salary for this post is £33,064 per annum for applicants who fully meet the requirements of the post. Applicants, who do not meet all of the requirements of the post, will start 5% or 10% below the spot salary.          

 

Car Allowance

£1,250 per annum paid monthly (subject to TAX and NI deductions, non-pensionable)
