Our vision for this role

We’re looking for Bulk Refuse Operative to contribute to the quality of the environment by:

  • Maintaining a safe and aesthetically pleasing environment for residents and members of the public.
  • To ensure all sites meet health and safety requirements.
  • Manage your own workload and time to ensure a responsive bulk refuse collection service is in operation by Origin
  • Carry out a weekly vehicle check to ensure that the vehicle can be operated in a safe manner and that it is legal to drive
  • To ensure all relevant paperwork is completed daily. This includes sending a daily report to the Repairs Contact centre with jobs completed and details of these
  • To have competent knowledge and comply with all Highways Road Traffic Act and driver regulations
  • To attend all relevant training sessions and wear correct PPE uniform during working hours
  • To attend all urgent reports fly tips within time scales set out by Origin Housing

 

 

  • Ensure that all equipment is operated in a safe manner in accordance with safe working procedures and any Health and Safety guidelines
  • To undertake vehicle loading and unloading in a manner that is safe to yourself, your colleagues, Origin residents and the public and is in line with correct manual handling techniques
  • To work with other members of the Estate Services team to provide the best possible bulk refuse collection service

 

 

The successful candidate may on occasions undertake Caretaking Responsibilities which include:

 

 

  • Keep external areas free of debris and litter
  • Keep Internal and external areas free of graffiti
  • Monitor, identify and arrange for assessment of pest infestations 
  • Carry out pest control activities as required
  • Deal with one-off spillages/incidents
  • Attend to cleaning tasks in compliance with schedules and frequencies defined for each estate
  • To comply with any COSHH regulations which apply to cleaning materials that are used
  • Manage bin rooms and bins including disinfect, rotate, position for collection, deep clean etc
  • Deal with illegal fly-tipping identify/report perpetrators, dispose where possible or store arrange collection by others
  • Carry out checks on main entrance doors, report if faults found
  • Communal lighting, check bulb replacement timer adjustments
  • Undertaker minor communal repairs
  • Report all necessary communal/estate repairs
  • Allow contractors access to communal arrears for repairs, meter readings etc
  • General health & safety checks – identify trip hazards missing drain covers etc
  • Assist with emergencies in common areas or in residents homes such as fire flood etc
  • Assist in the management of estate notice boards
  • To complete all weekly tasks as detailed in caretaker and cleaner schedules to ensure that estates are consistently maintained to a high standards of cleanliness and repair
  • To ensure all sites meet health and safety standards at all times
  • Transport heavy equipment between sites as necessary using the company vehicles
  • To travel between sites keeping records of travel expenses for reimbursement where appropriate
  • Maintain confidentiality relating to the customers personal circumstances
  • To wear the uniform and any protective clothing
  • Liaise with external agencies to complement the caretaking service, i.e. refuse collection. meter reading agencies etc

What you’ll do

Come forward with a can-do attitude

  • You will be able to plan your work with the current bulk refuse operative but also adapt as this environment can be spontaneous and dynamic
  • Be physically fit and able to carry out the role requirements
  • Have previous experience of cleaning and caretaking or similar
  • Have good customer service skills and can always remain courteous and polite.
  • Be able to identify repairs on site and report them
  • Will have a basic appreciation for Health and Safety
  • Will have a basic level of numeracy and literacy
  • Will have the ability to organize and prioritize workload to meet expectations

What you’ll need

  • Experience of cleaning and a track record in delivering high quality service
  • Experience driving vehicles
  • Fit and able to undertake manual work

We are a registered social landlord, managing over 7,000 homes in London and Hertfordshire. We provide affordable housing in our communities as well as related care and support services to the people who live in them. 

Origin Housing started life in 1924 as St. Pancras House Improvement Society, a charitable organisation founded by Father Basil Jellicoe because of a belief that good quality affordable housing is a foundation for a successful life.
