What we're looking for

We're currently looking for an exceptional Senior Commercial Manager to play a key role in the senior commercial team, reporting to the Commercial Director. You'll establish yourself as a key operational resource, you'll support the project lead on specific schemes at pre-construction during the construction phase on all commercial matters - consultant and contractor procurement (including setting up frameworks), risk management, contractual matters, cost performance and monitoring - fully supported by the Commercial Director.

Other responsibilities will include: -

  • Forge strategic relationships with main contractors, consultants and key subcontractors
  • Provide support to the Partnerships and Land Teams on Commercial matters, specifically leading on all types of delivery contract negotiations - Heads of Terms, Development Management Agreements, Building Contracts [JCT and NEC forms - fixed price and target cost or open book forms] and Joint Ventures
  • Support the Delivery Team with regular monitoring of performance and fulfilment of contractual obligations including pursuit of quality and timely resolution of defects, by suppliers and consultants

What you'll need

In order to be successful in this role, you'll already be an experienced quantity surveyor or commercial manager from a professional practice, developer or contractor background, and familiar with residential and mixed use development schemes. We're looking for someone with Contractual expertise (in preparing, interpreting, negotiating and reviewing scheme documents and legal agreements), a sound knowledge of Development appraisals and a detailed understanding of the commercial issues and risks/benefits associated with construction procurement. Excellent leadership skills, communication skills and the ability to work with others to define mutual priorities are also essential for the role.

You'll also have a detailed understanding and experience of the commercial issues and risks/benefits associated with construction procurement including:

a. Single stage with and without contractor design

b. Two stage with and without contractor design

c. Open book target cost [with and without contractor design]

d. Joint Ventures/partnering

e. Construction Management

f. Consultant/Professional appointments
