About Anchor

Anchor was founded more than 50 years ago and has grown into England’s largest not-for-profit provider of housing and care to older people. Anchor serves more than 65,000 residents in some 55,000 properties across 1700 locations. This includes providing housing to rent and buy, extra care, residential care homes and specialist dementia care. Anchor employs some 9,000 people and provides services to residents at around 120 care homes.

The existing Development Strategy will see 5700 new homes constructed by 2030, this will be a balance of 1/3 private sale, 1/3 shared ownership and 1/3 affordable or social rent. We are a national organisation with sites across England. Presently we have over 700 homes in construction and a pipeline of over 1000 homes under contract or in advanced negotiations.

We have recently issued an ESG linked bond and have a revolving credit facility which combined fully funds our growth plan.

The Role:

The Director of New Business is a key leadership role within Anchor, a member of the Strategic Management Team of the organisation and a member of the Management Committee. The New Business Director leads the New Business Team to deliver the Development Strategy and Joint Ventures and is a lead in our strategic partnership with McCarthy Stone where we co-locate on sites.

Responsible for leading a new business team to deliver Anchor’s Development Strategy you will:

  • Source and deliver new sites, developments and partnering opportunities, in accordance with the business plan and corporate objectives.
  • Direct new site identification, assessment, provision of related business cases and acquisition in line with the business plan and agreed development targets.
  • Identify opportunities to introduce new development models that meet organisational objectives and social value, while maximising revenue and asset values.
  • Identify opportunities for joint ventures and partnerships which deliver the agreed development plan.
  • Provide strong project and resource management to protect asset value and ensure new development is financially viable and sustainable.
  • Work collaboratively with the Head of Technical and Commercial to ensure that new developments meet the technical requirements of the organisation and that any commercial challenges are accurately described in business cases.
  • Ensure that new developments are transitioned through planning to the delivery team to maintain the Group’s reputation as a provider of choice, and that ongoing asset management can be delivered effectively.
  • Work closely with the Development Leadership Team and Anchor’s Executive and Senior Leadership to establish new mixed tenure models, including new revenue models that meet organisational and social value objectives
  • Oversee the construction of detailed financial appraisals of each opportunity to ensure suitability in terms of location and services, including site assessments, geotechnical and environmental assessments and other technical evaluations as required.
  • Ensure that any new opportunity meets the Group’s Financial Appraisal and Board hurdle rate requirements
  • Present new opportunities the Executive, Investment & Development Committee and Group Board when required.
  • Ensure all correct legal and other documents are put in place for all land acquisitions for the purposes of regulatory compliance and future property sales and asset charging.

About you:

  • We are looking for someone who is a strong negotiator and influencer, who can work with a wide range of stakeholders and secure support to deliver high standard, cost effective homes.
  • You will need to fully understand the needs of different customer groups and the housing and construction sector
  • You will need a track record of responsibility for finding and acquiring new developments at a senior level, in a large and complex business in a regulated environment
  • You will need to be an excellent planner and forward thinker and be able to set future agendas and meetings to meet business needs
  • You will have strong financial acumen, and have the ability to effectively manage revenue and capital budgets, as well as being able to assess risk and promote risk awareness without being risk averse.

Remuneration Package:

Holidays::

30 days plus bank holidays

Sick pay: 

SSP only during probationary period, OSP - during first year - 4 weeks, during 2nd & 3rd year - 12 weeks, during any 12 month period thereafter - 26 weeks
