Job Details
Greenacre Recruitment are working with a social housing provider in the Staffordshire area to source a Repairs & Voids Manager on a permanent, full-time basis.
Role Purpose
To deliver an excellent Asset Management Service, ensuring high levels of customer satisfaction with properties maintained to agreed standards.
To ensure maintenance programmes are effectively procured, managed and delivered.
To ensure compliance with all applicable regulatory and legal requirements in regard to property health and safety
To deliver, improve and innovate the repairs and voids processes.
To drive forward and implement the departments digital agenda.
To support, coach, challenge and empower the asset management team.
Key Responsibilities
To ensure that the Asset Management function has in place appropriate plans, policies, procedures and monitoring and review arrangements.
To ensure the integrity of our stock through the effective management of responsive, void, planned and cyclical repairs and maintenance contracts.
To give appropriate advice as to the pathways for maintenance enquiry resolutions.
To analyse and report on maintenance data and to assess the suitability of material specifications.
To support the Asset Management and Building Compliance Director with the annual review of the Asset Management strategy.
To ensure that appropriate records are maintained, analysed and reported on, pertaining to the condition and works undertaken amongst our housing stock.
To ensure that the organisation complies with all relevant legislation and Regulatory Standards, including H&S legislation, energy performance, asbestos, electrical, fire gas and legionella safety, Decent Homes and good practice pertaining to repairs and maintenance.
Candidate Criteria
Excellent knowledge of Building Regulations and construction legislation.
Landlord repair obligations, diagnosis and remediation of faults and repairs
Contract management
Project Management disciplines, methodology and implementation
Working knowledge of Housing Systems and MS Office skills with the ability to use MS Excel to analyse and manipulate data.
Demonstrable practical experience of repairs and void management for a large amount of housing stock.
Legal and Regulatory requirements for Landlord Compliance; including but not limited to Fire, Gas, Electric, Water and Asbestos
