We are looking to appoint a Head of Strategic Asset Management to make a real difference to the quality, safety and sustainability of our housing portfolio and the communities in which these homes are provided.

The role sits within our leadership team working alongside our delivery teams in repairs, planned works, housing and development to ensure high quality services are delivered to all residents and that homes are safe, warm and well maintained.

You will lead our technical surveying and support team to provide competent advice and assessments of portfolio issues and ensure proficient contract management and delivery of major works and investment. Leading on Fire Safety and Building Safety (Big 6) you will ensure all compliance activity maintains the safety of residents and fulfils all legal and regulatory requirements.

You will work on strategic forecasting taking guardianship of our Asset Management Strategy and asset data to influence, shape, and plan investment to accommodate future strategic priorities that ensures GHA homes and communities remain safe and are sustainable.

This role offers hybrid working arrangement with a minimum of three days in the office weekly at our Mile End office.

Your key accountabilities will include but not be limited to:

 

  • Manage the Strategic Asset Management team, provide leadership, direction, coaching, management, and support to direct reports and their teams, to effectively deliver their team objectives and to develop their potential.
  • Manage the data systems which record and store asset, compliance and safety data ensuring they are used correctly and appropriately.
  • Ensure the asset, compliance and safety data is accurately and efficiently collected and recorded to inform timely reporting and interventions for non-compliance.
  • The production of rolling 5-year planned, cyclical, decent homes, decarbonisation, and compliance investment. programmes for consultation with GHA delivery teams and monitor and record progress to ensure asset data is updated.
  • Take responsibility for the "Big 6" compliance areas, gas electric, water, asbestos and fire, lifts ensuring contracts are in place and monitor to deliver appropriate and timely compliance activity that ensures the safety of residents and fulfils of the legal and regulatory requirements of GHA.
  • The formulation of 5-year decarbonisation works programmes ready for the delivery teams to procure and deliver.
  • Ensure for all investment works are formulated and adequate time is allocated for customer consultation and that where necessary section 20 consultation is built into programmes.
  • Working with delivery teams from across operations ensure customer satisfaction and feedback is monitored, recorded and acted upon to drive improvements in delivery and satisfaction levels.
  • Formulate long term, medium and one-off short-term investment forecasts using stock data.

Indicative key skills, knowledge, and experience:

  • Proven track record in managing building safety & compliance services and sustaining high levels of compliance
  • Understanding of HHSRS and decent homes assessments and devising and preparing mitigation plans
  • An understanding of the Building Safety Act, Fire Safety, and the management of tall and complex buildings
  • Procurement and negotiation with service providers
  • Thorough knowledge of Building Safety and Compliance
  • Using technology effectively and appreciation of how it can benefit an organisation
  • Budget forecasting and management
