This role is with Shepherds Bush Housing Association who are now part of The Guinness Partnership.
About the role
As Planned Investment Surveyor you will act as a single point of contact for the specification, and project management of planned , cyclical and other investment to our properties and assets, engage with internal/external stakeholders & residents, and contract manage supply chain partners to ensure delivery in accordance with SBHG operational plans, contract requirements, and statutory obligations.
Key Responsibilities
You will collaborate with colleagues across SBHG to plan, contact manage and deliver annual planned and cyclical maintenance and investment projects. Your work will be invaluable in helping us to improve and maintain our stock, ensuring our homes provide customers with great places to live, and that condition data is accurate to ensure SBHG assets are maintained to the required standard.
To be successful in this role, you will need to be self-motivated, organised, and enjoy being mobile - as you will be required to physically inspect properties and undertake site visits. You must be capable of managing your own diary while undertaking building , party wall , adaptations & stock condition surveys, specifying and tendering contracts for investment and cyclical works , and project managing/quality assuring works undertaken by contractors. You will have keen attention to detail and demonstrable experience and understanding of Decent Homes , HHSRS (Housing Health & Safety Rating System) CDM, Party Walls, Aids & Adaptations, and Planning/Building control.
As a customer-focused individual, you will work to a consistently high quality to ensure compliance with SBHG’s policies, strategies, and relevant building regulations and legislation. You will be required to gain access to properties to inspect them, noting the condition of the various building components (roof, windows, insulation, heating, kitchens, and bathrooms, etc.), identifying defects, and recommending repairs, improvements, or investments necessary.
About You
You'll not only be an experienced Planned Investment Surveyor, but you'll also have the below essential skills and experience:
- A recognised technical qualification or professional qualification in building/surveying, e.g., BSc, MCIOB or MRICS is essential
- Specifying, procuring, and managing investment and cyclical works contracts
- Producing defects, improvement, and insurance reports
- Building Regulations
- CDM and H&S compliance for works programmes
- Stock condition surveying
- HHSRS assessments
- Party Wall Management and Party Wall Awards
- Updating condition data and asset/other IT databases
- Delivering successful Section 20 works programmes
