What we are looking for
We are looking for a Senior Repairs Officer to join our new Housing Operations and (DLO) Direct Labour Organisation Team. To be successful, you will be driven and share our values, commitment, and motivation to make a difference for our residents, clients, and communities.
Babergh and Mid-Suffolk District Councils are going through an exciting period of change, with a new operating model being developed for the DLO within our Housing Directorate.
The DLO oversees the maintenance of housing repairs and voids with some planned work activities and is supported by several contractors. The DLO has its own trade team.
This is your opportunity to join our new team at inception and to help shape the future of our Housing Operations and DLO.
About the role
Reporting to the Repairs and Maintenance Manager, you will be responsible for providing a seamless, proactive, and tenant focused repairs service.
With responsibility for the repairs and maintenance of the housing stock within a designated location/area, your work will include, but not be limited to:
- responsible for the day-to-day delivery of the repairs and maintenance service
- managing an internal trade team and repairs contractors responsible for the performance and productivity of the inhouse trade team ensuring KPIs are achieved and exceeded
- providing specifications of complex works, managing and coordinating works and ensuring work deadlines are achieved
- dealing directly with key internal and external stakeholders and ensuring compliance with legislative requirements.
- ensuring statutory and industry best practice at all times
- providing expert technical advice
- offering support and guidance on all repairs and maintenance enquiries, often of a complex or multifaceted nature.
The role will be part of a call-out rota with two other Senior Repairs Officers.
About you
You will ideally hold an RICS accredited surveying degree or a minimum HNC standard, with a NEBOSH Certificate or similar in Health and Safety.
The role has responsibility for an internal Trades (DLO) team as well as supporting Contractors, therefore we are seeking a significant level of experience in building repairs and solutions and a thorough understanding of current legislation concerning building works, including CDM and Health and Safety.
You will need to demonstrate:
- a good technical knowledge of housing properties and their building and service components
- experience in housing responsive repairs including working in a customer service organisation
- appropriate working knowledge of Building Regulations, CDM Regulations, Landlord and Tenant law
- working knowledge of relevant forms of building contracts and modern methods of procurement
- experience in preparing and presenting data and KPI reports
- budget and financial planning of a large service area
- excellent organisation, time management and prioritisation skills with experience of supervising a team
- strong communication skills, both verbal and written with a good level of IT proficiency.
A full valid driving licence is essential.
